THE DEVELOPMENT
The Landmark Center is soon to be one of Fort Walton Beach's newest MainStreet revitalization projects with the help of Emerald Coast Partners, L.L.C., an Atlanta based development company. Emerald Coast Partners, managed by Phil Weener and Bruce Houle, believe that the best way to preserve the community's heritage is to restore its historic and traditional downtown as a working and profitable center. The plan for the Landmark Center, approximately 1.5 acre parcel located on Hwy 98 and Perry Avenue, in Fort Walton Beach's newest Mainstreet Urban Mixed-Use zoning district, is to provide fine retail, office, and living space at this location and returning the Downtown Fort Walton Beach MainStreet to a destination for both locals and tourist alike. As stated in a recent interview by Bruce Houle, "We see it as a destination point, not just a pass through area".  Emerald Coast Partners is working diligently with the local government and community leaders to ensure the Landmark Center captures the essence of the Downtown MainStreet vision with the support of the community.  Not only are the Emerald Coast Partners focused on capturing the essence of the MainStreet vision, they are focused on providing a much needed parking solution, as well.  It is expected with the continued help of the hardworking efforts of the Mayor, Mike Anderson, the staff of the City of Fort Walton Beach, and the City Council, this project will be a success for both Emerald Coast Partners, City of Fort Walton Beach and the citizens of this area. Emerald Coast Partners has placed this project on the fast track and hopes to begin building in less than one year.  Reece, Hoopes, & Fincher, a highly respected architectural firm, is designing and planning the development and Choctaw Engineering is providing engineering on the project.
 
RESERVATIONS FOR CONDOMINUMS
As a result of recent enthusiasm with this project and excitement of the new urban lifestyle being created by the Landmark Center, the Developers have decided to begin accepting reservations for a choice to select the limited number of condominums being offered at this Development at this time.  To secure a reservation, you must make a  deposit of $2,500.00 and complete the below reservation form.  This reservation will allow you to secure a choice for an available unit at the Landmark Center, a Condominium, whose business address is 223 Miracle Strip Parkway, SE, Fort Walton Beach, FL  32548 at this time. 
CHOICE OF UNIT:   Buyer will be notified within five business days of the planned development submittal to the proper State, County and City authorities for approval in order for the Buyers to make their choice of available Units in the order for which will be annotated on their reservation form.

Since the late 1990's, Emerald Coast Partners has focused on providing affordable and attainable housing in the North Okaloosa and North Walton counties for the residents of this area.  Emerald Coast Partners also recognizes in order to do this, they must diversify the type of housing products they can deliver, such as, apartments, town homes, patio homes, condominiums, and single-family homes in these areas.  They also recognize the fact to meet their goals; they must reach out to national, regional, and local builders, as well as, the local business community and government officials and work together to make it a win-win for all.  With this business plan in place, Emerald Coast Partners acquired a number of residential projects in the Northern Okaloosa and Walton Counties, all in various stages of development, focused on providing the diverse housing product at an affordable price.
 
Some of the residential developments in progress are, Preserve at Campton, a 140 lot subdivision nestled in the rolling hills just north of Crestview; Majestic Oaks Vineyard, a 200 plus lot subdivision just north of the Crestview High School with a beautiful lake and majestic oaks surrounding the community; The Grand Oak Plantation, a 200 plus lot subdivision located near the quiet community of Baker, Florida; Crooked Creek Estates a 175 lot subdivision in North Walton County in a beautiful country setting with a spring fed lake and sandy bottom creek, and a large residential development behind Crestview High School, unnamed at this time.

        OWN A PIECE OF THE LANDMARK CENTER
